The minutes of the February 25, 2021 meeting were approved as written on motion by Mrs. Collins and seconded by Mrs. Snyder carried on a roll call vote of all other members present.
Next, the Board heard the request for Special Exception Application No. 913 and Resolution No. 21-05-BOA, 706 Washington Bouleveard Laurel, Maryland 20707, filed by Ijaz Rahman, 2905 Dumas Street Alexandria, Virginia 22306. Mr. Mitchum completed the reading of the record for the administrative approval process and presented the technical staff report dated February 19, 2021. The Applicant is seeking a Special Exception approval to establish and operate general automotive repair and tire replacement shop. The subject property is zoned Commercial General (C-G), located along US-1 (Washington Blvd). The site is a part of the existing Gorman Shopping Center. The Applicant is proposing to operate Expert Auto & Tires out of an existing building in the shopping center (approximately 5,280 square feet). The most recent use of the property was Monro Muffler & Brake, an automotive repair shop in 2015 (Granted via Special Exception Application No. 856).
Chairman Smalls suggested the applicant add some minor landscaping to brighten up the location such as planters.
The applicant, Mr. Ijaz Rahman, 2905 Dumas Street Alexandria, Virginia 22306, stated he will definitely take the landscaping suggestion into consideration.
Chairman Smalls opened the public hearing at 6:20 p.m.

On motion by Mrs. Collins seconded by Mrs. Snyder, and carried on a unanimous vote by all members present, Special Exception Application No. 913 and Resolution No. 21-05-BOA were approved as presented in the Technical Staff Report.
There was discussion among the Board and staff regarding the previously approved project for the Pallotti High School addition and demo of two (2) buildings. The Board had questioned the tabled decision of the Historic District Commission and asked about the order of approvals. Mr. Love stated there are no clear answers other then the applicant of the project was not ready to present to the Historic District Commission with details of cosmetics of the building at the time of applying for the Variance. Mr Love added they are investigating the best order of approvals for future large projects.
